Planning

Dealing with all aspects of planning applications from house holder, full plans, prior approval, certificate of lawful developments, retrospective, enforcement, change of use, minor amendments, discharge of conditions, advert consent and listed building consent.

We will be acting on behalf of the client as an agent by developing and designing the proposal until the client is satisfied. Submitting the desired proposal to the local authority planning department, then monitoring the application and amending the proposal if required as per the local authorities’ comments and suggestions until planning permission is granted. We will work closely with the planning officers encouraging them gently about the benefits of each proposal until all parties come to a mutual agreement.

My typical line of work includes extensions to dwellings, new builds dwellings, outbuildings or change of use from a class to residential. The planning package typically includes existing and proposed plans and elevations, site map, block plan and design and access statements.

Each proposal has a minimum contractual value of £50,000.00 to £1,000,000.00

Building regulations

This package is evolving the schematic planning drawings into a realistic workable instruction manual. This complies with The Approved Documents Parts A to R, British Standards and NHBC Standards.

Listed below is the breakdown of the package:

Demolition plan, underground drainage, foundation plan, surface water drainage, setting out, wall specifications, structure beams and lintels, floor construction, roof construction, elevations, cross sections, ceiling finishes, floor finishes, heating and electrics, plumbing, wall finishes, door schedule, ironmongery, glazing, bathrooms and kitchens, lighting, decorations, stairs, external works, robust details.

This package would also integrate the client specifications confirming all important details such as position and colour of sockets and switches, style and colour of door handles, type of glazing and U Values, the design and materials of the staircase, insulation specifications, all finishes etc and who would be responsible for each item.

This package is a detailed instruction manual which is presented to the building control team for their approval. Once approved the package is generally issued for tender and is a form of contract and communication between the client and the contractor.

On site advice starts from £50.00. This fee varies on the location of your site. The fee allows 30 minutes consultation time on site. The advice fee would be discounted from the quoted fee should we be instructed.

Fee strategies

We have 3 main fee methods

Fixed fee – We calculate the amount of hours and expenses required for that assignment, I present this in a quote and with a 3 stage payment programme.

Hourly rate – We invoice my client every 14 days for the amount of hours and expenses I have utilised.

Percentage – We envisage the whole project, allow for planning, building regulations and contract admin and calculate a fee which falls between 10 to 20% of the overall contractual value.
